Wilshire House is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (available to those over the age of 18).
Our community is located in one of the most sought-after areas in southern California, two blocks from the Pacific Ocean in beautiful Santa Monica. Services close by including St. John’s Hospital, Santa Monica UCLA, and other medical facilities, the Santa Monica Pier, numerous public parks, various restaurants, shopping, the post office, and a Senior Center.
A Social Service Coordinator is available to help residents obtain services for their personal needs.
The primary applicant must be at least 62 years of age or 18 and over with a disability. Applicants must meet annual income levels of less than $41,400.00 for one person or $47,300.00 for two persons. Income limitations are determined by the U.S. Department of Housing and Urban Development (HUD).
This community is currently not accepting applications.

What type of housing is Wilshire House? Is it low income housing?
Wilshire House is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, The Department of Housing and Urban Development (HUD), a U.S. Government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Wilshire House has 71 apartments.
How big are the apartments?
Wilshire House offers spacious studio and one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, studio apartments are approximately 425 square feet and one-bedroom apartments and accessible apartments are approximately 550 square feet.
How do I get started with the move in process?
Simply fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, however Wilshire House’s waiting list is closed until further notice. When it reopens it will appear in all of the local papers.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.
Do you allow pets?
Wilshire House welcomes your pet. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.
What is the Pet Deposit?
The pet deposit is the same amount as the security deposit with a minimum of $50 and a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
Is there additional storage space available?
There is no additional storage available, however, each style of apartment offers a large amount of storage space.
Is there an elevator?
Yes, there is one elevator located in the lobby of the building easily accessible by all residents, on all floors.
Is parking available?
Yes, Wilshire House offers its residents the use of a gated parking area located on P2 of the building; however, spaces are limited.
What is the cost for parking?
There is no cost for parking.
How many keys do I receive?
Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrance is intercom controlled and automatically opened with the access key.
Are there on-site laundry facilities?
There is one laundry facility at Wilshire House. It contains three coin operated washers and three coin operated dryers. The laundry room is located on the first floor.
What is the garbage process?
There is a garbage center on each floor of the building specifically for garbage purposes. Inside, there is a chute to dispose of trash directly into a dumpster.
Is there any public transportation available?
Yes, currently there are three agencies that make service stops at our door and takes residents to the grocery store, doctors visits, and other locations. For the schedule call the following:
