Symphony Plaza West

The Symphony Plaza Towers – East and West – were given their name due to the close proximity to Boston Symphony Hall, home of the famed Boston Symphony Orchestra.

These buildings are located on the East and West sides of the street, and are conveniently within a half mile of Boston Medical Center, within a mile of Northeastern University, Fenway Park (home of the 2004 World Champion Boston Red Sox), The Isabella Stewart Gardner Museum and Boston’s Museum of Fine Arts.

One of the many appealing characteristics of downtown Boston living, aside from its abundant history, is its access to public transportation. The Metropolitan Boston Transportation Authority (called the T) is the oldest and fourth largest public transportation system in the country.

Symphony Plaza is located just above ground to the train route, and is within a half mile of many T bus routes.

New England Affordable Housing Management Association (NEAHMA) has honored the Symphony Plaza with their prestigious Communities of Quality Award for Exemplary Development for the Elderly. What type of housing is Symphony Plaza West? Is it low income housing?

Symphony Plaza West is a subsidized housing community for seniors age of 62 & over and also for the disabled.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, heat & trash. A utility allowance is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive utility bill for electric but the allowance is intended to help pay for this bill.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease. After one year the lease automatically becomes month to month. Residents are then required to give management a thirty day notice to vacate their unit.

How many apartments are there?

Symphony Plaza West has 216 apartments; 62 studios, 139 one bedroom and 15 two bedrooms.

How big are the apartments?

Symphony Plaza West offers spacious apartments, 62 Studio apartments, which are approximately 400 square feet, 139 one bedroom apartments, which are 635 square feet and 15 two bedroom apartments, which are 780 square feet.

How do I get started with the move-in process?

Currently, Symphony West is only accepting applications for studio apartments.   To apply, simply fill out an application completely, sign it and mail it to the address on the application.

Is there a waiting list for residency?

Yes, currently Symphony Plaza West has a waiting list.  Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent.  This deposit is due in full at the signing of the lease.  

Do you allow pets?

We allow animals service animals and animals approved as a reasonable accommodation

What is the Pet Deposit?

Symphony West welcomes you to bring your small pet along with you.  

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers some storage space.

Is there an elevator?

Yes, there are two elevators located in the center of the building easily accessible by all residents, on all floors.  

Is parking available?

Yes, but due to the downtown location, parking is very limited and there is a waiting list.  

What is the cost for parking?

Parking at Symphony Plaza is $125 per month.  

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access FOB to the main entry

Are there any planned activities?

Symphony West prints a monthly calendar and a Monthly Newsletter showing the dates and times of various activities. Our Resident Service coordinator puts together programs throughout the month with many activities that the local Universities take part in or provide. We are also very fortunate to be next door to Boston Symphony Hall, they provide throughout the season free tickets to events for our residents.

Are there on-site laundry facilities?

There is a laundry center at Symphony Plaza.  This laundry center contains 8 washers and 8 dryers, which use a “Smart Card”, with folding and hanging areas and a wash sink for the convenience of our residents.  The laundry room is located on the A level of the building.

What is the garbage/recycling process?

Each floor has a trash chute where garbage can be placed, on the B level of the building right off the elevators are recycling bins for your convenience.  

Is there any public transportation available?

Yes, there are T stops for the Green line located right outside of the building and the Orange line is within walking distance. There is also a bus stop right in the front of the building.
