Our 27-resident community provides independent living for income eligible persons 62 years of age or older. Rental subsidies are made available through the Department of Housing and Urban Development PRAC 202 Housing Assistance Program. Park Villa offers its tenants a wide array of attractive conveniences. Our one-bedroom apartments provide nearly 600 square feet of living area with generous closet space. What type of housing is Park Villa Apartments? Is it low-income housing?

Park Villa Apartments is a subsidized housing community for seniors age 62 and older . The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their net income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income.  A good estimate of your rent would be to take 30% of your net annual income and divide it by 12 months.  This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Park Villa Apartments has 27 apartments.

How big are the apartments?

Park Villa Apartments offers spacious one-bedroom apartments, as well as one accessible apartment for the mobility impaired. For square footage, all or our apartments are approximately 595 square feet.

How do I get started with the move in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Park Villa Apartments has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Park Villa Apartments welcomes you to bring your pet along with you.   We welcome small dogs and cats with a pet deposit.  There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is the same amount as the security deposit with a minimum of $50 and  a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

Each apartment has an additional 4’X4’ feet storage locker available.

Is there an elevator?

Yes, there is one elevator located near the front entrance, easily accessible by all residents.

Is parking available?

Yes, Park Villa Apartments offers its residents the use of our parking lot.

What is the cost for parking?

There is no cost for parking, we offer winter plug-ins for $50 each year.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrances are intercom-controlled for security.

Are there any planned activities?

Park Villa Apartments prints a monthly calendar showing the dates and times of various activities.  Monthly activities are resident-planned and include bingo, cards games, board games, pot-luck meals, and  gardening.

Are there on-site laundry facilities?

There is one laundry room on each floor at Park Villa Apartments. Both contain two coin-operated washers and two coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents.

What is the garbage/recycling process?

There is a garbage room near the elevator on the first floor, specifically for garbage purposes.  Inside, there are several bins for trash and recycling. No need to go outside; Park Villa takes the contents outside to the dumpsters.

Is there any public transportation available?

Yes, currently the city of Park Rapids has an Accessible Transit Service called Heartland Express. This service stops at our door and takes residents to destinations throughout the town to grocery stores, downtown boutiques, businesses, local restaurants, and other locations. Pick-ups are scheduled by calling (218) 732-3500.
