King’s Grant, a quiet suburban community for families, is a one hundred fifty-six unit, garden-style apartment community at the gateway to the Quonset Point Redevelopment area in North Kingstown, RI.

There are 61 one-bedroom and 95 two-bedroom apartments located in thirteen three-story, vinyl-sided, Mansard style buildings. Pet friendly and a no smoking community.

The beautifully landscaped grounds include tennis and basketball courts, a picnic area and a playground. There are also two parking spaces available per dwelling unit.

Conveniently located near major roadways, the community is on a direct bus line, is adjacent to bike/walking paths and a shopping plaza. Onsite laundry and storage facilities are available.

Located next door at Essex Village is the Community Room, that holds up to 140 people (depending on room setup). The spacious, air conditioned room is also furnished with a full kitchen, computer center with Wi-Fi and cable television. It is available for residents to use for private parties, provided the space is booked in advance, with a refundable deposit.

What type of housing is King’s Grant? Is it low-income housing?

King’s Grant is an affordable/subsidized housing community for families. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 68.00 for a one-bedroom apartment and $93 for a two-bedroom apartment. This amount is deducted from the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive one electric utility bill but the allowance is intended to help pay for these bills. Residents may still be eligible for energy assistance from the South County Community Action Program.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

King’s Grant has 156 apartments.

How big are the apartments?

King’s Grant offers spacious one and two-bedroom apartments. All the one-bedroom apartments are approximately 564 square feet and two-bedrooms are 780 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the front of the application.

Is there a waiting list for residency?

Yes, currently King’s Grant has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The security deposit required at King’s Grant is 30% of the monthly income.

Do you allow pets?

King’s Grant welcomes you to bring your pet along with you. There is a limit of one animal (cat or dog) per apartment and there is a 25 lb. weight restriction.

What is the Pet Deposit?

There is no pet deposit required.

Is there additional storage space available?

There we offer a storage bin for each apartment at no additional cost.

Is there an elevator?

No. There are no elevators at King’s Grant.

Is parking available?

Yes, King’s Grant offers its residents the use of a large parking lot.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive 2 apartment keys, a key to a locked mailbox for their apartment, and 2 access keys to the main entry. Our main entrance is equipped with a wireless intercom system.

Are there any planned activities?

King’s Grant publishes a bi-monthly newsletter with a calendar showing the dates and times of various activities. Monthly activities include coffee hours, board games, pot-luck meals, and seasonal activities such as gardening and crafts.

Are there on-site laundry facilities?

There are laundry facilities for each building at King’s Grant. Each laundry room contains 2 washers and 2 dryers that are operated by smart cards. There are folding and hanging areas for the convenience of our residents. The laundry room is located on the ground floor.

What is the garbage/recycling process?

There are trash containers conveniently located outside each building and there is no recycling currently in place for this property.

Is there any public transportation available?

Yes, the property is on the direct bus line and there are also services provided through F.I.S.H. a program that transports residents to doctor appointments and grocery shopping.
