King James Court
King James Court is a beautifully designed community for senior citizens. There are 120 apartments in a quiet country setting, including 13 specifically designed for handicapped individuals and those with disabilities. With eleven beautifully landscaped acres for you to enjoy, King James Court is within five minutes of shopping areas and churches, and offers demand-response bus service. We have spacious one and two bedroom apartments that include ample parking, a community room, an active tenants association and individual garden spaces.
King James Court offers elderly (62 and older) and handicapped persons the opportunity to live in a beautifully landscaped, quiet country setting comfortably and securely and at an affordable rent. There is an onsite Resident Service Coordinator to assist residents with a wide range of services and referral information as well as full time property management, maintenance and grounds crew.
The New England Affordable Housing Management Association has recognized King James Court as a Community of Quality. A Community of Quality is certified as having achieved a high standard of excellence in the way they are managed, the services they provide residents, the experience and training of personnel, and other criteria.

What type of housing is King James Court? Is it low-income housing?
King James Court is a subsidized housing community for seniors aged 62 & over and individuals with disabilities. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of the rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as trash. A utility allowance for a one-bedroom is $87.00 and two bedrooms $109. This allowance is deducted from the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive a utility bill (electricity) but the allowance is intended to help pay for this bill. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
King James Court has a total of 120 apartments.
How big are the apartments?
King James Court offers spacious one-bedroom and two-bedroom apartments. One-bedroom apartments are approximately 822 square feet and two-bedroom apartments are 678 square feet. There are 11 one-bedroom handicapped accessible apartments and 2 two-bedroom.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the application.
Is there a waiting list for residency?
Yes. Please contact the rental office for waitlist times.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent. This deposit is due in full at the signing of the lease.
Do you allow pets?
King James Court welcomes you to bring one small pet along with you.
Is there additional storage space available?
No. There is no additional storage space outside the apartments.
Is there an elevator?
No. There are no elevators at King James Court.
Is parking available?
Yes, King James Court offers its residents the use of a large parking lot.
What is the cost of parking?
There is no cost for parking.
How many keys do I receive?
Residents receive two sets of apartment keys, a key to a locked mailbox for their apartment, and an access key to the building. Our main entrance is intercom controlled and automatically opens with the key.
Are there any planned activities?
King James Court prints a monthly Newsletter showing the dates and times of various activities, which include, bingo, pot luck dinners, movie nights, ice cream socials, etc.
Are there on-site laundry facilities?
There are three laundry rooms per building at King James Court. Each laundry room contains one coin-operated washer and one coin-operated dryer with folding counter and wash sink for the convenience of our residents. The laundry rooms are located on the first floor of each building.
What is the garbage process?
There are dumpsters located throughout the grounds.
Is there any public transportation available?
Yes, currently the town of Orange has what’s called MART Transport services. Conveniently, the bus stops outside of each building.
