Diakonia Housing I – Mendocino Plaza is an affordable community for individuals who have very low incomes and are mobility impaired and 18 years of age or older.

Located in an area with single-family homes, apartments and condos, McGregor Commons is conveniently close to shopping, medical services, and a variety of restaurants. Transportation is nearby in the form of bus and private taxi service.

Mendocino Plaza has a Service Coordinator on staff to help residents obtains goods and services that allows them to maintain their independence.

Mendocino Plaza is a smoke-free community.

What type of housing is Diakonia Housing 1? Is it low-income housing?

Diakonia Housing 1 is a subsidized housing community for those who are 18 years and older and mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, water, and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Diakonia Housing 1 has 48 apartments, 24 apartments located at 5581 Mendocino Blvd. #25, Sacramento 95820 and 24 apartments located at 2654 McGregor Dr. #25, Rancho Cordova 95670. Each community has 3, 2 bedrooms and 21, 1 bedroom apartments.

How big are the apartments?

One-bedroom apartments are 624 square feet and two-bedroom apartments are 791 square feet. All are accessible apartments for those who are sensory/ mobility impaired.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Diakonia Housing 1 has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Diakonia Housing 1 welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog)per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is the same amount as the security deposit with a minimum of $50 and a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers a large amount of storage space in the closed-in back porch.

Is parking available?

Yes, Diakonia Housing 1 offers its residents the use of two parking lots, one in the front of the building and one in the back.

What is the cost of parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and a gate opener or gate code. Our main entrances are intercom controlled and automatically open with the key.

Are there on-site laundry facilities?

There is one laundry center at Diakonia Housing 1 that contains two coin-operated washers and two coin-operated dryers with folding and hanging areas next to the business office.

What is the garbage/recycling process?

There are two dumpsters at the back of the property and two recycle bins.

Is there any public transportation available?

Yes, currently the cities of Sacramento and Rancho Cordova have a transit service called Dial-A-Ride and a city bus service. This service stops at our door and takes residents along a route throughout the city to the grocery store, departments stores, local restaurants, and other locations.
