Oak Knoll Villa
Oak Knoll Villa is a two-story apartment community specifically designed for older adults who are at least 62 years of age. There are 60 one-bedroom units, four of which are handicapped accessible units designed to benefit the mobility, hearing or visually impaired.
The community is ideally located within a lovely, partially wooded residential area and in close proximity to restaurants, retail business, churches, medical and dental offices, and public transportation.
Oak Knoll Villa features a community room with a kitchen to be used by the residents for a variety of social, educational, and recreational activities. The entry lobby and library area provides a friendly environment for the residents to socialize.
There is a computer room set up for the residents to use. There is also a laundry room equipped with coin-operated washers and dryers to allow residents to do their laundry on site. A crafts room is also available for residents to work on projects.
The management offices are located on site for convenient communication for the residents. There are supportive maintenance areas dedicated to the continued maintenance and operation of the community. There are trash collection rooms/chutes on each floor.
The community is securely maintained with a “key fob” front entry system for the residents and an intercom system for the residents’ guests and family.

What type of housing is Oak Knoll Villa? Is it low-income housing?
Oak Knoll Villa is a subsidized housing community for seniors age of 62 & over. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 39.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive two utility bills (electric and gas) but the allowance is intended to help pay for these bills. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Oak Knoll Villa has 60 apartments.
How big are the apartments?
Oak Knoll Villa offers spacious one-bedroom apartments, all with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired. All are one-bedroom apartments and all are approximately 550 square feet.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, currently Oak Knoll Villa has a waiting list. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (plus the $39.00 utility allowance). This deposit is due in full at the signing of the lease.
Do you allow pets?
Oak Knoll Villa welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome a small dog or a cat with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.
What is the Pet Deposit?
The non-refundable pet deposit is $300. Payment arrangements can be made for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
