Guadalupe Senior Apartments is a 36 unit affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (available to those over the age of 18).
Located in North Denver, in the Highlands Square area, which is a charming neighborhood of quaint boutiques and restaurants, situated among bungalow-style houses. The neighborhood is filled with small family-owned restaurants specializing in regional cuisines. We are in a quiet residential neighborhood, 1 block from an RTD bus stop, which runs downtown, connecting you to other bus routes and the light rail lines. Guadalupe Apartments is also close to Churches and Medical Facilities. Our community is conveniently close to the downtown area, Coors Field, Ocean Journey, LoDo, and all the Platte Valley attractions. You can take advantage of three large parks: Sloan’s Lake, Rocky Mountain Lake, and Berkeley Park.
A Social Service Coordinator is available for residents’ personal needs.

What type of housing is Guadalupe Senior Apartments (GSA)? Is it low-income housing?
GSA is a subsidized housing community for seniors over the age of 62 and those who are mobility impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of the rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as heat, water, and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
GSA has 35 apartments.
How big are the apartments?
GSA offers spacious one-bedroom apartments, as well as a few more-accessible apartments for the mobility impaired. One-bedroom apartments and accessible apartments are approximately 480 square feet.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, currently GSA has a waiting list. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.
Do you allow pets?
GSA welcomes your pet. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog)per apartment and there are certain size and breed restrictions.
What is the Pet Deposit?
The pet deposit is the same amount as the security deposit with a minimum of $50 and a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
Is there additional storage space available?
There is no additional storage available, however, each style of apartment offers a large amount of storage space.
Is there an elevator?
Yes, there is one elevator located in the center of the building easily accessible by all residents, on all floors.
Is parking available?
Yes, GSA has a parking lot located conveniently in front of the entrance to the building.
What is the cost of parking?
There is no cost for parking.

The Residents plan activities such as bingo, pot-luck meals, trips to the mountain casinos, and other activities that residents may want.
