Slate Creek Apartments is an independent living community located in Effingham, Illinois. Our residents enjoy nearby conveniences, including local churches, hospital, medical facilities, post office, grocery stores, parks, museums, wineries, and several restaurants.
Effingham is located in Southern Central Illinois and is known as the Home of the Cross at the Crossroads. The Cross being America’s largest cross stands 198 feet tall and 113 feet wide It is located in Effingham at the intersection of Hwy 57 and Hwy 70 with more than 20 million people driving past the cross each year.
Slate Creek is just 1 mile south of Downtown Effingham with local shops and a historical museum and we are just 4 miles south of the commercial shopping (Walmart/Kohls/Sears/etc.) Local Hendelmeyer Park (20 acres) of Effingham Park District is located just a block away and features a softball field, tennis court, and skate park.
Slate Creek Apartments is a smoke-free community.
To qualify, the primary applicant must be at least 62 years old or over the age of 18 with a disability.

What type of housing is Slate Creek Apartments? Is it low-income housing?
Slate Creek Apartments is a subsidized housing community for seniors (62+) and adults who are disabled. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of the rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as electric, cable, water, trash, pest control.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Slate Creek has 113 apartments.
How big are the apartments?
Slate Creek offers 101 spacious one-bedroom apartments, and 12 one-bedroom apartments with accessible features All are one-bedroom apartments and all are approximately 560 square feet.
How do I get started with the move-in process?
Simply fill out an application completely, sign it, and mail it to the address on the application.
Is there a waiting list for residency?
Yes, currently Slate Creek has a waiting list. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent. This deposit is due in full at the signing of the lease.
Do you allow pets?
Slate Creek welcomes you to bring your pet along with you. We welcome a small dog or a cat with a pet deposit. There is a limit of one animal (cat or dog) per apartment 25lbs or less and certain breed restrictions may apply. Birds/fish/and other caged animals are welcomed with pet fees to be determined before moving in.
What is the Pet Deposit?
The non-refundable pet deposit is $150.00. Payment arrangements can be made for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
Is there an elevator?
Yes, there is one elevator located in the center of the building easily accessible by all residents, on all floors.
Is parking available?
Yes, Slate Creek offers its residents the use of a large parking lot.
What is the cost of parking?
There is no cost for parking.
How many keys do I receive?
Residents receive an apartment key, a key to a locked mailbox, a key to the exterior doors around the building, and an access key to the front entry door. Our main entrance is intercom controlled and automatically opens with the key or access key.
Are there any planned activities?
Slate Creek prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, board games, pot-luck meals, and seasonal activities. There is also a puzzle and craft room used daily for putting together puzzles and other various crafting projects.
Are there on-site laundry facilities?
The Laundry room is located on the second floor at Slate Creek. This laundry room contains six-coin operated washers and six-coin operated dryers with folding and hanging areas and a wash sink for the convenience of our residents.
What is the garbage process?
There is a garbage center on the main floor of the building specifically for garbage/recycling purposes. On the upper floors, there is a chute to dispose of trash directly into a dumpster.
Is there any public transportation available?
Yes, currently the city of Effingham has a couple of transit services. These services stop at our door and take residents to the grocery store, doctor appointments, department stores, local restaurants, and other locations. Is smoking allowed in the apartments?
No, smoking is not permitted in any form in the apartments or any of the common areas inside the building. We do allow smoking on the property grounds away from the building at designated areas.
