Sagetree Terrace

This building is a HUD 202 and Tax Credit community for older adults (62+) with 64 one-bedroom units and a two-bedroom manager’s unit.  All units feature a full kitchen and living room and a bathroom with built-in safety features.  

Individual apartments consist of a full kitchen, living/dining area, bedroom and full bath. Energy star appliances will be used wherever possible throughout the apartment.   Additionally, there is a pull cord system within each unit; one near the bed and the other strategically located in the bathroom.

There is a community room with a kitchen. Community space will also include an exercise room, computer room, library, arts and crafts room, trash rooms equipped with trash chutes on each floor, and a central laundry room. There is a covered patio area with tables and chairs off the community room where residents can have BBQs, parties, and socialize with one another and their guests.

Sagetree Terrace isa smoke-free community.

What type of housing is Sagetree Terrace? Is it low-income housing?

Sagetree Terrace is a subsidized housing community for seniors age 62 and older. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their net income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as heat, water, and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease. After one year the lease automatically becomes month to month. Residents are then required to give management a thirty day notice to vacate their unit.

How many apartments are there?

Sagetree Terrace has 65 apartments.

How big are the apartments?

Sagetree Terrace offers spacious one-bedroom apartments, as well as five accessible apartments for the mobility impaired. For square footage, one-bedroom apartments and accessible apartments are approximately 606 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Sagetree Terrace has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.

Do you allow pets?

Sagetree Terrace welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The pet deposit is the same amount as the security deposit with a minimum of $50 and a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available.

Is there an elevator?

Yes, there in one elevator located in the front of the building easily accessible by all residents, on all floors.

Is parking available?

Yes, Sagetree Terrace offers its residents the use of the back parking lot. Front parking is limited to resident guest.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrances are intercom controlled and automatically open with the key.

Are there any planned activities?

Sagetree Terrace prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, cards games, board games, pot-luck meals, and gardening.

Are there on-site laundry facilities?

There is one laundry room at Sagetree Terrace located on the 2nd floor. It contains six coin-operated washers and four coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents.

What is the garbage/recycling process?

There is a garbage room on the end of each of the floors specifically for garbage purposes. Inside, there is a chute to dispose of trash directly into a dumpster.
