Round House Manor is an affordable housing community for residents 62 and over with several apartments designed to accommodate those who are 18 and over with a mobility impairment.

Located in the heart of downtown Kaukauna, Wisconsin on the beautiful Fox River, our community is within a few blocks of a variety of shops, restaurants, outdoor events, and the city library. We are conveniently located next to City Hall and across the street from our city fire department. There is a bus stop close by and once a week free transportation is provided by a local bus company for grocery shopping. Meals on Wheels and many other services are available through Outagamie County Human Services programs, volunteer organizations, and home care agencies.

Our residents are active participants in RHF’s Project H.A.N.D.S. A Service Coordinator is available to connect residents to a variety of resources that will allow them to remain independent and to meet their physical and emotional needs.

Is there an elevator?

Yes, in the center of the building.

How many apartments are there?

45- 5 are specifically modified for persons with disabilities.

How big are the apartments?

Round House Manor offers spacious studios and one-bedroom apartments, as well as a few more accessible apartments designed for the mobility impaired. The square footage of a studio apartment is approximately 400 square feet and a one-bedroom apartment is approximately 500 square feet.

Is there a lease?

Yes, there is a 1-year lease, but we understand the necessity of unanticipated move-outs. Your lease is then month to month after your first year is completed.

Is RHM low-income housing?

Yes, but we prefer to use the wording “subsidized housing” or “affordable housing”.

How is monthly rent calculated?

Resident rent is based on approximately 30% of income.

What does a resident share of rent include?

Rental of the apartment, as well as heat, water & electricity.

Who pays the remainder of rent?

A U.S. government agency called the Department of Housing and Urban Development (HUD).

Is a security deposit required?

Yes

How much is the security deposit?

Is equal to the resident monthly rent at move-in.

Is parking available?

Yes

What is the cost of parking?

There is no cost.

Is there a garage and/or covered parking?

No – vehicles do not need to be moved for snow removal.

Is additional storage available?

No, but our apartments all feature ample closet and kitchen storage.

How many keys do I receive?

You will receive one key fob for the outside entry doors and one for your apartment/mailbox. Additional apartment/mailbox keys will be available in the management office.

Available social activities?

Anything from bingo, cards, puzzles, pot-luck meals, gardening, crafts, educational seminars, health services (blood pressure checks, flu shots), etc. to anything not thought of or tried yet. We believe that social engagement is important to our residents and to our community. Our residents regularly engage in volunteerism in our community and are encouraged to spend time doing meaningful activities to enrich their lives. While Round House Manor does not have an Activity Director, the Service Coordinator will work with residents and local organizations to bring in events and activities for residents and guests to enjoy.

Laundry facilities?

2 coin-operated washers and 2 coin-operated dryers on both the 1st and 2nd floors.

Garbage/recycling process?

Both the 1st and 2nd floors have areas specifically for garbage/recycling purposes. Outagamie County enforces mandatory recycling and there are clearly labeled receptacles in each garbage room.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.  To receive an application, just stop in or call and we will be happy to assist you with the application process.

Is there a waiting list for residency?

Yes

Are pets allowed?

Yes, 1 dog or 1 cat. A $150 pet security deposit is required. Size and breed limitations may apply.

Do you have internet access?

Yes, there is Wi-Fi throughout the building for residents and their guests to enjoy at no cost. There is a small computer area with a laptop and a printer for residents to use.
