Pioneer Manor is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (also available to those over the age of 18).

Our community is located near grocery stores, restaurants, shopping, the City Library, U.S. Post Office and community hospital. Across the parking lot is the Geneva Senior Center which serves noon meals that can either be delivered to the resident’s apartment or the resident may go to the center and enjoy the meal and daily entertainment.

Home Health Care, Nurse Aids, and Meals on Wheels are also available.

Our community room hosts monthly birthday coffees and card games for the community. Our residents are active participants in RHF’s Project H.A.N.D.S.

What type of housing is Pioneer Manor? Is it low-income housing?

Pioneer Manor is a subsidized housing community for seniors over the age of 62 and the mobility impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, including most utilities. You will be responsible for your telephone and cable TV bill.

Is there any public transportation available?

Yes, although we do not have the means to furnish transportation, the Fillmore County Transit Service is just across the parking lot and, for a small fee, will take you around town or around the county.

Do you allow pets?

Pioneer Manor welcomes you to bring your pets with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

Can the Community Room and Sun Room be used for family get-togethers?

Yes, that’s what it is there for. We also use those rooms for monthly resident get-togethers.

Can I have a washer and dryer in my apartment?

No, we have a laundry room on the first floor with two coin-operated washers and two coin-operated dryers.
