What type of housing is Mabel Meshack White Manor? Is it low-income housing?
Mabel Meshack White Manor is a subsidized housing community for seniors age 62 & over. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of the rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 84.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bill). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill but the allowance is intended to help pay for this bill. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Mabel Meshack has 63 apartments.
How big are the apartments?
Mabel Meshack White Manor offers spacious one-bedroom apartments, all with accessible features. All are one-bedroom apartments and all are approximately 590 square feet.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, currently Mabel Meshack White Manor has a waiting list. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (plus the $61.00 utility allowance). This deposit is due in full at the signing of the lease.
Do you allow pets?
Mabel Meshack White Manor welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome a small dog or a cat with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.
What is the Pet Deposit?
The non-refundable pet deposit is $150. Payment arrangements can be made for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
Is there additional storage space available?
There is no additional storage available; however, each style of apartment offers some storage space.
Is there an elevator?
Yes, there is one elevator located in the center of the building easily accessible by all residents, on all floors.
Is parking available?
Yes, Mabel Meshack White Manor offers its residents the use of a large parking lot.
What is the cost for parking?
There is no cost for parking.
How many keys do I receive?
Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key for the entry to the building. Our main entrance is intercom controlled and automatically opens with the key.
Are there any planned activities?
Mabel Meshack White Manor prints a monthly calendar (& a Monthly Newsletter) showing the dates and times of various activities. Monthly activities include bingo, board games, pot-luck meals, seasonal activities such as gardening, and sewing for our Project HANDS program.
Are there on-site laundry facilities?
There is a laundry center at Mabel Meshack White Manor. This laundry center contains three coin-operated washers and three coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents. The laundry room is located on the second floor.
What is the garbage/recycling process?
There is a garbage room on each floor of the building specifically for garbage purposes. On the upper floors, there is a chute to dispose of trash directly into a dumpster. Currently, due to space constraints Mabel Meshack White Manor does not have a recycling process.
Is there any public transportation available?
Yes, currently the city of Dallas has a couple of transit services. There is Para-transit services that stops at our door and take residents to the grocery store, doctor appointment, department stores, local restaurants, and other locations; or the Dart service –main public transportation which can be accessed at the corner of Mabel Meshack White Manor building.
