Klein Manor is a quiet, 3-story community offering studio and one-bedroom apartments located behind the Community Congregational United Church of Christ.

The city of Los Alamitos is well known for several wonderful restaurants, horse racing, golfing, and the Armed Forces Reserve Center. Conveniences nearby include shopping centers, a post office, medical facilities, grocery stores, and banks.

Los Alamitos’ Senior Center, which serves daily lunch and provides transportation to and from the Center, is a short drive away.

A Social Service Coordinator is available to help residents attain necessary services at no or low cost.

This community is currently not accepting applications.

What type of housing is Klein Manor? Is it low-income housing?

Klein Manor is a subsidized housing community for senior’s age of 62 & over.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income.  A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months.  This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 21.00 for one-bedroom and $19.00 for studios is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive two utility bills (electric and gas) but the allowance is intended to help pay for these bills.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Klein Manor has 71 apartments.

How big are the apartments?

Klein Manor offers spacious studios and one-bedroom apartments, as well as few more accessible apartments for the sensory/mobility impaired.  For square footage studios, apartments are 415 square feet and one-bedroom apartments are 527 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Klein Manor has a waiting list.  Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent ($ 21.00 for one-bedroom and $19.00 for studios for the utility allowance).  This deposit is due in full at the signing of the lease.  

Do you allow pets?

Klein Manor welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome a small dog or a cat with a pet deposit.  There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The refundable pet deposit is $150.00. Payment arrangements can be made for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available; however, each style of apartment offers some storage space.

Is there an elevator?

Yes, there is one elevator located in the center of the building easily accessible by all residents, on all floors.  

Is parking available?

Yes, Klein Manor offers its residents the use of a large parking lot.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry.  Our main entrance is intercom controlled and automatically opens with the key.  

Are there on-site laundry facilities?

There is a laundry center at Klein Manor.  This laundry center contains three coin-operated washers and three coin-operated dryers with folding areas convenience of our residents.  The laundry room is located on the second floor.

What is the garbage process?

On the upper floors, there is a chute to dispose of trash directly into a dumpster.  

Is there any public transportation available?

Yes, currently the city of Los Alamitos offers OCTA for transit service. These services stop at our door and take residents to the grocery store, doctor appointment, department stores, local restaurants, and other locations.  For more information on rides can be obtained from the Klein Manor Service Coordinator at (714) 827-2553.
