Ingleside Manor


Ingleside Manor is a three-story apartment community specifically designed for older adults who are at least 62 years of age. There are 87 one-bedroom units, five of those units are handicap-accessible units designed to benefit the mobility, hearing, and visually impaired.  Ingleside Manor is a subsidized housing community and annual income cannot exceed $22,200.00 for one person.

The community is ideally located within a lovely wooded area and in close proximity to restaurants, retail businesses, churches, medical and dental offices, and public transportation.

Ingleside Manor features a community room with a kitchen to be used by the residents for a variety of social, educational, and recreational activities. The entry lobby and library area provide a friendly environment for the residents to socialize.

There is a computer room set up with computers for the residents to use. A wellness/exercise room is available with elder-friendly equipment. There is also a laundry room equipped with coin-operated washers and dryers and folding tables enabling the residents to do their laundry on-site.

The management offices are located on-site for ease of communication for the residents. There are supportive maintenance areas dedicated to the continued maintenance and operation of the community. A Service Coordinator is on staff to assist residents in getting low or no-cost services that help them maintain an independent lifestyle.

There are trash collection rooms/chutes on each floor.

The community is maintained with a “key fob” front entry system for the residents and an intercom system for the resident’s guests and family. Added security is provided by a camera system throughout the community that can be recorded and readily viewed by the manager.

Each resident’s unit is accessed through interior corridors. The typical unit design provides 1 bedroom, a kitchen with a pass-through counter, garbage disposal, refrigerator, range, and vent.

The mobility-impaired, accessible units have roll-in showers for ease of access for those residents in wheelchairs. They also have appropriate appliances, counters, sinks, and turning radius to meet the special needs of the mobility impaired.

What type of housing is Ingleside Manor? Is it low-income housing?

Ingleside Manor is a subsidized housing community for seniors 62 years of age and older – annual income cannot exceed $20,350.00 for one person.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of your adjusted income after medical expenses.

What does the rent include?

Your monthly rental payment is the total Tenant Payment as determined by HUD minus the allowable electric allowance. The Tenant Payment pays for the apartment, water, monthly pest control, trash service & sewer.

Is there a lease?

You will sign a 12-month lease that requires a 30-day notice to terminate.

How many apartments are there?

Ingleside Manor has 88 apartment homes.

How big are the apartments?

Our apartment homes are 550 Sq Feet. They offer beautiful wood cabinets in the kitchen and a large step-in shower with grab bars.

How do I get started with the move-in process?

Simply fill out an application completely, sign it and mail it to the address on the back of the application.


Is there a waiting list for residency?

Yes, currently Ingleside Manor has a waiting list. Please call for the approximate waiting time.

What is the Security Deposit?

The security deposit is the Total Tenant Payment as determined by HUD.

Do you allow pets?

Ingleside Manor welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog)per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

Ingleside Manor Pet Deposit is $150.00 and is refundable if no damage is incurred by the pet.

Is there additional storage space available?

There is no additional storage available, however, each style of apartment offers a large amount of storage space.

Is there an elevator?

Ingleside Manor offers a passenger elevator and a freight elevator for your convenience.

Is parking available?

Yes, Ingleside Manor offers its residents the use of two parking lots, one in the front of the building and one in the back.

What is the cost for parking?

There is no cost for parking.

How many keys do I receive?

One main entrance key, one apartment door key and one mailbox key. Residents control visitor entry through an intercom system.

Are there on-site laundry facilities?

Ingleside Manor offers 6 Maytag washers and 6 Maytag dryers for your use. All machines are coin-operated and cost $1.50 each.

What is the garbage/recycling process?

There is a garbage center on each floor of the building specifically for garbage/recycling purposes. Inside, there is a chute to dispose of trash directly into a dumpster. There are labeled bins for all recyclables.

Is there any public transportation available?

No, at this time Ingleside Manor does not offer transportation. The Macon Transit bus stop is within walking distance of the community.
