Fajardo Housing for the Elderly
We are an affordable, older adult (62+) non-profit community, HUD-subsidized. Those who are 18 years of age and older and who are mobility impaired are also welcome to apply. Monthly rent (with Utility Allowance and water included) is approximately 30% of the resident’s adjusted income. There is a limit of 2 tenants that can live in a 1 bedroom apartment.
Fajardo Housing is a non-smoking community located on a beautiful hillside where residents enjoy a fabulous view of the city and the sea. This private, gated 60 cottage style, single level design apartment community is proud of its lush gardens and abundant walkways, allowing the resident to easily cross the community campus.
A Social Service Coordinator is on staff to assist residents attain necessary services to maintain an independent lifestyle.
We are located close to various medical facilities, pharmacy, banks, restaurants, shopping, churches and a major bus route.
We have on-site generators and water tanks in case of an emergency.
Pets (only one) are allowed (no exotic pets, snakes) and birds (up to two) must be caged. Your pet must be one year + (no puppies or kittens) and weigh less than 25 pounds. All pets require management approval, must obtain and sign a Pet Policy Agreement, have their proof of rabies and shots, distempered, spayed or neutered. The pet deposit is $150.00 but with an initial payment of $50, you can pay the rest of the deposit in monthly payments of $10.

What type of housing is Fajardo Housing? Is it low income housing?
Fajardo Housing is a subsidized housing community for seniors age of 62 & over. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 54.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills). The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive utility bills (electric) but the allowance is intended to help pay for this bill. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Fajardo Housing has 60 apartments.
How big are the apartments?
Fajardo Housing offers spacious one-bedroom apartments, all with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired. All are one-bedroom apartments and all are approximately 550 square feet.
How do I get started with the move-in process?
Simply sign a 9887/9987A form and fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, currently Fajardo Housing has a waiting list. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (plus the $59.00 utility allowance). This deposit is due in full at the signing of the lease.
Do you allow pets?
Fajardo Housing welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome a small dog or a cat with a pet deposit. There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.
What is the Pet Deposit?
The refundable pet deposit is $150. Payment arrangements can be made for this deposit. Beginning with $75 and then a monthly payment of $10 until the deposit is paid in full.
Is there additional storage space available?
There is no additional storage available, however, each style of apartment offers some storage space.
Is there an elevator?
No, our apartments are cottage style, single level design easily accessible by all residents.
Is parking available?
Yes, Fajardo Housing offers its residents the use of a personal parking space.
What is the cost for parking?
There is no cost for the remote (beeper) for the vehicle parking access gate.
How many keys do I receive?
Residents receive an apartment key, and an access key to all gate entries. Our main entrance is intercom controlled and automatically opens with the key.
Are there any planned activities?
Fajardo Housing prints a Monthly Newsletter showing the dates and times of various activities. Monthly activities include sometimes bingo, board games, seasonal activities and knitting/sewing/crafts for our Project HANDS program.
Are there on-site laundry facilities?
No, each apartment has an area with a wash sink and a space so that the resident may install their personal washer. There is a convenient clothes line at the backside patio of the apartments as hanging area.
What is the garbage/recycling process?
There are two large garbage dumpsters aside the building specifically for garbage and there is an area assigned with three labeled bins for recycling purposes.
Is there any public transportation available?
Yes, currently the Municipal of the city of Fajardo has a couple of transit services. These services stop at our door and take residents to the grocery store, doctor appointment, department stores, local restaurants, and other locations.
