Colonia Jess is located in East Los Angeles, close to all the conveniences of downtown Los Angeles. This community is also close to medical facilities, restaurants, shopping, and a variety of churches.
Residents must be at least 62 years of age or older to join our 88 apartment community. There are a number of apartments that are built to accommodate those who are mobility impaired.
Income limitations are determined by the U.S. Department of Housing and Urban Development (HUD).

What type of housing is Colonia Jess Lopez? Is it low-income housing?
Colonia Jess Lopez is a subsidized housing community for seniors who are minimum of 62 years of age. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of the rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as water and trash removal.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
Colonia Jess Lopez has 87 one-bedroom apartments and one Managers Unit.
How big are the apartments?
Colonia Jess Lopez offers one-bedroom apartments. One-bedroom apartments are approximately 518 square feet.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, currently Colonia Jess Lopez has an open waiting list and is accepting applications. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.
Do you allow pets?
Colonia Jess Lopez welcomes you to bring your pet along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs or cats with a pet deposit. There is a limit of one animal (cat or dog)per apartment and there are certain size and breed restrictions.
What is the Pet Deposit?
The pet deposit is the same amount as the security deposit with a minimum of $50 and a maximum of $300. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
Is there additional storage space available?
There is no additional storage available.
Is there an elevator?
Yes, there are two elevators located close to the main entry of Colonia Jess Lopez and are easily accessible by all residents, on all 4th floors.
Is parking available?
Yes, Colonia Jess Lopez offers limited parting for its residents on a first come first serve basis.
What is the cost of parking?
There is no cost for parking.
How many keys do I receive?
Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry. Our main entrances are intercom controlled and automatically open with the key.
Are there any planned activities?
Colonia Jess Lopez prints a monthly calendar showing the dates and times of various activities.
Are there on-site laundry facilities?
There is one laundry facility at Colonia Jess Lopez. The Laundry facility contains three washers and 3 dryers that are coin-operated with folding and hanging areas for our residents’ convenience. The laundry facility is located on the first floor.
How do residents dispose of their garbage?
There is a garbage center trash chute on each floor of the building specifically for house trash disposal. There are two big trash bins located inside the parking garage for the disposal of other items that do not fit in the trash chute. Planet Earth also has a recycle bin for residents to dispose of clothing, shoes, and house goods.
Is there any public transportation available?
Yes, Public transportation is available. There is a bus stop on the same block where our building is located and there is another bus stop across the building less than a block away.
