Broadwood Terrace is an 89-unit, HUD 202/LIHTC community for low-income older adults, with one and two-bedroom apartments.

The common area includes a community room with a kitchen, library/computer room, on-site laundry facilities, elevators, and a secured entry access system. On-site staff includes full-time management and maintenance staff.

The design, construction, and operation of Broadwood Terrace incorporate green development and energy-efficient measures and promotes the Livability Principles described by the Partnership for Sustainable Communities.

Broadwood Terrace is striving for a Platinum LEED rating with the U.S. Green Building Council, a non-profit that supports energy-efficient and environmentally-friendly building projects throughout the country.

What type of housing is Broadwood Terrace? Is it low-income housing?

Broadwood Terrace is a subsidized housing community for seniors aged 62 & over.  The term “subsidized housing” means that the rent is based on income.  A resident of the community pays approximately 30% of their income as rent.

Who pays the remainder of the rent?

The remainder of the rent is paid in the form of a subsidy.  If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.

How is rent calculated?

Resident rent is based on approximately 30% of income.  A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months.  This will give you an estimate of what your monthly rent could be.

What does the rent include?

Monthly rental of the apartment, as well as hot water, & trash. A utility allowance of $ 24.00 is the allowance that is deducted off of the resident’s rent payment (meant to help the resident pay the utility bills).  The allowance amount is based on average usage for the apartment and may change annually.  Residents will still receive an electric utility bill but the allowance is intended to help pay for these bills.  Residents may still be eligible for energy assistance from the state.

Is there a lease?

Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.

How many apartments are there?

Broadwood Terrace has 89 apartments.

How big are the apartments?

Broadwood Terrace offers spacious one and two-bedroom apartments, all with accessible features, as well as a few more-accessible apartments for the sensory/mobility impaired.  One-bedroom units are approximately 637 square feet and two bedrooms are 898 square feet.

How do I get started with the move-in process?

Simply fill out an application completely, sign it, and mail it to the address on the back of the application.

Is there a waiting list for residency?

Yes, currently Broadwood Terrace has a waiting list.  Please call for the approximate waiting time.

What is the Security Deposit?

The Security Deposit is the same as one month’s full rent (plus the $24.00 utility allowance).  This deposit is due in full at the signing of the lease.  

Do you allow pets?

Broadwood Terrace welcomes you to bring your pet along with you.  Fish and birds are welcomed without a deposit.  We also welcome a small dog or a cat with a pet deposit.  There is a limit of one animal (cat or dog) per apartment and there are certain size and breed restrictions.

What is the Pet Deposit?

The non-refundable pet deposit is $150.00.  Payment arrangements can be made for this deposit.  Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.

Is there additional storage space available?

There is no additional storage available.

Is there an elevator?

Yes, there are two elevators in the building easily accessible by all residents, on all floors.  

Is parking available?

Yes, Broadwood Terrace offers its residents the use of a  parking lot.

What is the cost of parking?

There is no cost for parking.  

How many keys do I receive?

Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key to the main entry.  Our main entrance is intercom controlled and automatically opens with the key.  

Are there any planned activities?

Broadwood Terrace prints a monthly calendar (& a Monthly Newsletter) showing the dates and times of various activities.  

Are there on-site laundry facilities?

There is a laundry room on each floor. The laundry rooms contain two coin-operated washers and two coin-operated dryers with folding and hanging areas and a wash sink for the convenience of our residents.  

Is there any public transportation available?

Yes, there is a public bus stop in front of the building.
