West Valley Towers is an affordable, older adult (62+) community with several apartments equipped to accommodate those who are mobility impaired (available to those over the age of 18). Our community is located within walking distance of a major medical center, shopping, restaurants, and churches.
A Social Service Coordinator is available to help residents obtain services for their personal needs.
Our residents actively participate in RHF’s Project H.A.N.D.S.

What type of housing is West Valley Towers? Is it low income housing?
West Valley Towers is a subsidized housing community for seniors over the age of 62 and the mobility/sensory impaired. The term “subsidized housing” means that the rent is based on income. A resident of the community pays approximately 30% of their income as rent.
Who pays the remainder of rent?
The remainder of the rent is paid in the form of a subsidy. If a resident qualifies for a subsidy, the Department of Housing and Urban Development (HUD), a U.S. government agency, will pay the remainder of the rent.
How is rent calculated?
Resident rent is based on approximately 30% of income. A good estimate of your rent would be to take 30% of your gross annual income and divide it by 12 months. This will give you an estimate of what your monthly rent could be.
What does the rent include?
Monthly rental of the apartment, as well as heat, water and an electric allowance. An electric allowance is a certain amount taken off of the resident’s rent payment meant to help the resident pay the electric bill. The allowance amount is based on average usage for the apartment and may change annually. Residents will still receive an electric bill, but the allowance is intended to help pay for it. Residents may still be eligible for energy assistance from the state.
Is there a lease?
Yes, there is a one-year lease, but we understand the necessity of unanticipated move-outs.
How many apartments are there?
West Valley Towers has 97 apartments.
How big are the apartments?
West Valley Towers offers spacious one-bedroom apartments, as well as a few more-accessible apartments for the sensory/mobility impaired. For square footage, all of the one-bedroom apartments are approximately 544 square feet.
How do I get started with the move-in process?
Simply fill out an application completely, sign it and mail it to the address on the back of the application.
Is there a waiting list for residency?
Yes, currently West Valley Towers has a waiting list. Please call for the approximate waiting time.
What is the Security Deposit?
The Security Deposit is the same as one month’s full rent (before the electric allowance) with a minimum of $50. This deposit is due in full at the signing of the lease.
Do you allow pets?
West Valley Towers welcomes you to bring your pets along with you. Fish and birds are welcomed without a deposit. We also welcome small dogs and cats with a pet deposit. There is a limit of one animal (cat or dog) per apartment weighing less then 25 pounds.
What is the Pet Deposit?
The pet deposit is the same amount as the security deposit is $150.00. We can make payment arrangements for this deposit. Beginning with $50 and then a monthly payment of $10 until the deposit is paid in full.
Is there additional storage space available?
There is no additional storage available; however, each apartment offers a good amount of storage space.
Is there an elevator?
Yes, there are two elevators located in the center of the building easily accessible by all residents, on all floors.
Is parking available?
Yes, West Valley Towers offers its residents the use of two parking lots, one in the front of the building and one in the back. The parking in the front of the building is reserved parking and the back lot is for over-flow and visitors.
What is the cost for parking?
There is no cost for parking.
How many keys do I receive?
Residents receive an apartment key, a key to a locked mailbox for their apartment, and an access key for entry. Our main entrances are intercom controlled and automatically open with the key.
Are there any planned activities?
West Valley Towers prints a monthly calendar showing the dates and times of various activities. Monthly activities include bingo, cards games, board games, pot-luck meals, seasonal activities such as gardening, and knitting/sewing for our Project HANDS program. There is also a puzzle and craft room used daily for putting together puzzles and other various crafting projects.
Are there on-site laundry facilities?
There is one laundry center at West Valley Towers. It contains five coin operated washers and five coin operated dryers with a folding area, a wash sink and television for the convenience of our residents. The center is located on the ground floor.
What is the garbage/recycling process?
There is a garbage center on each floor of the building specifically for garbage purposes. Inside, there is a chute to dispose of trash directly into a dumpster.
Is there any public transportation available?
Yes, currently the city of Van Nuys has a transit service called Access Paratransit. This service stops at our door and takes residents to where they need to go throughout the city to the grocery store, department’s stores, local restaurants, Doctor’s offices and other locations. A schedule is available by calling toll free (800) 827-0829. Public Transportation is also available. You may call for a schedule at (800) 266-6883.
